As Frederick County’s first new home community where every home is Energy Star Certified, homes in The Orchard qualify for the benefits of Energy Efficient Mortgages (EEM’s) underwritten by FHA, Fannie Mae or Freddie Mac. Such mortgages enable you to qualify for a greater mortgage value than would be possible without Energy Star and other energy-saving features being present. These features result in energy savings that exceed the costs for the EEM that serves to pay for the energy efficiency improvements. It is a case of “doing well by doing good” through the “green features” present in every Orchard home. Prominent among the construction practices and products that contribute to the energy efficiency of an Orchard home are the following:

  • 2" x 6" exterior walls with R-21 insulation
  • Attic and vaulted ceilings insulated to R-38 insulation value
  • Foam for joints of all stud cavities
  • All knee walls sheathed and sealed on back side

Site Conservation Within Common Area Open Space

The Orchard’s site plan is the product of endeavoring to minimize site disturbance by clustering and reducing the size of lots so that the total amount of undisturbed common area open space is increased. This increase in undisturbed and minimally disturbed open space facilitates preservation of both wildlife corridors and woodlands and reduces the level of stormwater run-off otherwise associated with residential land use. At the same time The Orchard’s landscape master plan for common areas already has resulted in planting in the community’s first phase over 400 flowering fruit trees.
